Which area, though
A converted number is only as good as the number that went in, and property area is defined several different ways in the same market:
- Gross floor area includes external walls and often a share of common areas — lift lobbies, stairs, plant rooms.
- Saleable area excludes common areas but still includes internal walls.
- Usable or carpet area is the floor you can actually stand on.
In Hong Kong the gap between gross and saleable area is routinely 20–30%, which is why saleable area has been the legally required figure in listings since 2013. A “700 sq ft” flat can be 65 m² or 50 m² depending on which convention produced it.
Offices
Commercial space is quoted per square foot per month or per year, and converting the rate matters as much as the area:

Note that the rate multiplies by 10.76 while the area multiplies by 0.0929 — they move in opposite directions, because a rate is money per unit area.
Estimating in your head
Divide by 10 and take off 7%. 1000 ft² ÷ 10 is 100, minus 7 is 93 m² — the true answer is 92.9 m². Dividing by 10 and stopping is about 7.6% high.
